Ayrshire covers three council areas with very different markets, so the right approach in Kilmarnock is rarely the same as in Troon or Girvan.
Coastal towns such as Saltcoats, Ardrossan and Girvan have plenty of older flats and tenements where shared repairs and mortgage difficulties slow an ordinary sale.
Former mining and industrial towns in East Ayrshire have a lot of ex-local-authority and non-standard construction housing that many lenders will not touch. Cash removes that problem.
