Why the estimate is a range, not a date
Nobody can promise a selling date on the open market. What can be estimated is the range most similar properties fall into, based on the type of home, its condition, how busy your local market is and how the asking price sits against the Home Report valuation.
The calculator adds the two parts of a Scottish sale together. The marketing period runs from listing to an accepted offer. The legal period runs from that offer through missives to settlement, and it rarely takes less than six weeks.

What the waiting actually costs
Every month a property stays unsold, you keep paying for it. Mortgage interest, council tax, buildings insurance, heating to stop pipes freezing, garden upkeep and small repairs all continue.
On an empty or inherited property those costs come straight out of the eventual proceeds, and insurance often costs more once the house has been unoccupied for 30 days.

Why does the legal side take so long?

Missives are a negotiation between two solicitors, and nothing is binding until they are concluded. Mortgage offers, title queries, factoring accounts and local authority searches all have to be resolved first.
Can I speed up an open market sale?
